Akshaya launches guidelines for home buyers

Chennai: Akshaya Private Limited, a leading construction company, today released ‘Home Facts – edition two’, which provides essential tips for people who want to buy their dream home. The company also unveiled a 24-hour helpline, first of its kind in India by any builder, for people to provide property buying or selling advises by experts.

Releasing the booklet with 50 home facts, Justice A R Lakshmanan, former Supreme Court judge, said, “These facts are not only useful for buyers but also for builders. People who are buying homes should get the legal opinion first from a competent lawyer, encumbrance certificate for 30 years and verify the will, if any. This will lessen the chance of disappointments.”

Speaking on the occasion, Chitty Babu, Chairman and CEO of Akshya, informed that the company has plans to open three “Home Shoppes” in Chennai within two months, with the first one being coming up in Adayar at the cost of Rs one crore. This will make people sit across the coffee table without any company officials attending to them and get information about the property they intend to buy. This is famous in developed countries and we are launching in India for the first time.”

About the fact book, Chitty Babu said, “The book has been in existence for the last fifteen years and we have launched the second edition now with added facts. We have been educating all our customers over these years on legal and documentation practices over property purchases. However, there is no change in the pattern of questions asked by customers 20 years ago and now. This shows the level of awareness and it’s our initiative to educate people as we believe that concerted and prolonged efforts can make positive changes in the society.”

On the proposed Real Estate Regulatory Bill, Chitty Babu said, “Whatever we have discussed in the booklet, are going to be included in the proposed Bill. If that becomes a reality, people would know beforehand what they can expect from their builders and also, the builders have to follow these rules.”

About the ongoing projects of Akshaya, the CEO said, “We only develop Green Buildings, which has become a necessity now. All our nine on-going projects have energy savings and environmental protection features.”

Akshaya is presently building four residential projects in Chennai and one in Coimbatore apart from hosts of commercial projects.
