Bavdhan fast becoming next residential hub in Pune

Bavdhan, nestled amidst three hills on its south, east and west and the scenic Pashan Lake in the north, has seen gradual growth in the form of planned development. It is strategically located on NDA Road, the centre of Aundh and Kothrud - both well-developed suburbs free from illegal development and encroachment . 

The area is easily accessible from Mumbai as well the main city. Hinjewadi IT Park is within ready commuting distance from Bavdhan, being just 20 minutes away via the highway.

Shantanu Mazumder, Branch Head Pune, Knight Frank (India) Pvt. Ltd told ET, "Almost a decade back, Bavdhan was like any other extended suburb having fragmented development without proper grocery shops, no roads, electricity etc. However, because of its location, the residential demand increased in Bavdhan and established players started developing housing projects with modern-day needs and amenities meeting the customer needs. The trend continued and Bavdhan today has become more acceptable and established destinations now. The Commonwealth Youth Games, which took place in 2008, also largely contributed towards the changed looks of the catchment and got plenty of new infrastructural developments like wide roads, street lights, cleaning of surroundings , regular bus services, civic amenities, etc."

Sanjay Bajaj, City Head - Pune, Jones Lang Lasalle India adds, "Earlier , this locality was viewed as an option for second or weekend homes. Now, however, regular apartment projects are cropping up on the Bavdhan property map. The steady development has ensured a well-planned layout, and Bavdhan's planned growth and natural ambience have made it extremely attractive as a residential location. Still insulated from the traffic and development congestion that plague other parts of the city, Bavdhan is now venue to residential projects, which are spearheading the new wave of residential developments." 


Bavdan allows you to own a good house at an affordable rate of Rs. 4,800-5 ,500 per sq. ft. Speaking about the change in the housing rates in the past few years, Mazumder says, "Seven to eight years back, the average for the Bavdhan catchment was around Rs 1,700 per sq. ft. range. But by 2007, the average was fluttering between Rs 2,500-2 ,800 per sq. ft. and by mid of 2008 prices moved up to Rs 3,600-4 ,200 per sq. ft. and stabilised around Rs 4,000 per sq. ft. As of now, the price trajectory seems to be rational with regard to the overall market sentiments and expectation and the catchment averages around Rs 5,200 per sq. ft." Shroff adds, "With not much supply coming in the vicinity of this area, the rates would only appreciate with times to come."
